Downloadable code templates

The downloadable code templates are provided in Microsoft Word format as a useful service to people who regularly make applications for development on land located in the Gold Coast City area.

Gold Coast Planning Scheme 2003 Version 1.2 Applications

The Gold Coast Planning Scheme 2003 Version 1.2 has been amended to include Amendments 2 & 3, Oxenford Local Area Plan and Minor Amendments 1 to 5. The downloadable code templates for Planning Scheme 2003 Version 1.2 applications have been amended accordingly.

The templates set out the purpose, performance criteria and acceptable solutions for each code, with room for applicants to document their response to each acceptable solution. (There is also space for the Council officer to record their comments, if the development application supporting material is based on this template). It is expected that applicants will use these templates to record their compliance (or otherwise) with every acceptable solution from every code that is relevant to their particular development.

While it is not essential that applicants use these templates, the following benefits of doing so are suggested:

  1. a thorough review of all relevant provisions is facilitated, ensuring no important provisions are missed
  2. there is no need to quote, rework or paraphrase large amounts of Planning Scheme text in the planning report that accompanies the development application
  3. as a predictable format is used, the processing by Council officers should be more streamlined

Code template tips

The code templates are in MS Word format and may require some adjustment so they view correctly.

  1. The page view may have to be changed to Layout View. To do this, in MS Word go to File / Page Setup. From the Paper Size tab, choose the Landscape view.
  2. Margins may have to be adjusted to fit the page. To do this, in MS Word go to File / Page setup. From the Margins tab, adjust the margins accordingly.
    Important: if you receive a message "One or more margins are set outside the printable area of the page." It means your printer may cut off the edge of the template. To fix this, readjust the margins until you do not receive this message.

Do not delete any cells in the code templates, even if there is no requirement to address the criteria.
