Yatala–Stapylton Industrial Area Expansion Investigation

This investigation aims to secure enough industrial land to support businesses and jobs in our city for the next 50 years. Planning is underway to explore land use options, improve infrastructure, and guide future policy updates.
The Gold Coast is expected to create 178,000 new jobs over the next 20 years. To support this growth, we're planning to expand the Yatala–Stapylton Enterprise Area which is already the city’s largest industrial area.
Potential benefits of expanding the area include its:
- location close to the existing Yatala Enterprise Area — the largest Major Enterprise Area of the Gold Coast
- central location, between Brisbane and the Gold Coast, offering easy access to both markets
- location near the Pacific Motorway and key freight routes is ideal for logistics, warehousing, and manufacturing
- connectivity to major ports and airports via the Pacific Motorway and future Coomera Connector
- recognition by the State Government as a Regional Economic Cluster and a South East Queensland Development Area.
The investigation seeks to provide the following opportunities:
- provide and retain local jobs and training opportunities by reducing the risk of industrial uses moving to other areas
- meet the growing need for industrial land in the city as the population and economy expand
- address the regional need for industrial land, as many major industrial areas in South East Queensland are reaching capacity
- boost the local economy and supports small and medium businesses
- bring forward much needed infrastructure upgrades for the area
- encourage well-planned growth and help prevent industrial sprawl

Project status
This investigation aims to identify land suitable for supporting the Gold Coast's future industrial and employment growth.
We are in Stage 2 – technical investigations (2025–2026), which includes a range of studies assessing:
- flood risk
- acid sulfate soils
- coastal hazards
- agricultural lands
- environmentally sensitive areas
- infrastructure needs.
The findings from these investigations will help refine the expansion area boundary, inform the sequencing of future development, and guide the preparation of a Concept Plan in 2027.
Next steps
In 2027, we will prepare a concept plan, and develop a staging plan for the Yatala–Stapylton Industrial Area Expansion based on the findings of technical investigations. This could include refinement to the boundary.
We will work closely with the State Government, community and key stakeholders to finalise these outputs and guide the future direction of the project.
