Building setbacks vary subject to zoning or plan of development requirements. The City Plan defines a setback for a building or structure by the shortest distance measured horizontally from the outer most projection of a building or structure to the vertical projection of the boundary of the lot.
To obtain your building setbacks, search your property using the City Plan interactive mapping and locate the zone code building setbacks - select "View a City Plan property report" after clicking on your property, then the resultant residential zone code displayed for more information.

A referral agency assessment may be required to build within the boundary setbacks of your property.

Existing developments may also contain a Plan of Development for certain areas that designate other non-standard setbacks and requirements to those of the City Plan. A plan of development is usually depicted by building envelopes.
Building Envelopes under the City Plan are defined as:
The area of a lot defined by metes and bounds within which all development including but not limited to a building, structure, private open space, car park, storage, on-site wastewater treatment and associated clearing of vegetation must be confined other than a boundary fence. The term does not include a driveway from a road to the building envelope area.
Plan of developments after July 2006 can be found on PD Online by searching your property address or development application number.
If you cannot find your Plan of Development on PD Online, it may because the plan of development was issued prior to July 2006 and part of a staged subdivision. To access this information, you will be required to fill out a Request for copy of Decision Notice or Plan of Development below to obtain a copy of the plan of development, decision notice and associated plans.
